Licensed Ontario Land Surveyors – when Expertise, Accuracy, and Dependability counts!

Land Severance

As a developer, builder or homeowner, you must apply to the municipality to sever your land into two or more parcels.


As part of the lengthy consent process, you'll need an Ontario Land Surveyor to prepare a current survey or Reference Plan (R-Plan) showing the new boundaries, utility easements, right-of-ways, fences, retaining walls, watercourses and other features related to the property.


We have extensive knowledge and skill in legal surveys throughout Ontario and will accurately measure and prepare your survey to move your approval process forward. Upon approval, we will file the survey with the appropriate Land Registry Office.

Fences and Retracements

As a landowner, you'll need a survey to identify where your land ends and where your neighbour's property begins, especially when erecting a new fence, replacing an old one or making other property improvements.


First, we thoroughly search the public records of your property and the adjacent lots to uncover previous surveys and property descriptions.


We locate monuments and other evidence with a site visit, such as old posts, iron pipes, concrete or stone monuments. We measure and document any existing property improvements, sheds, driveways, pools, and any signs of encroachments or easements. With sophisticated technology like our industrial drone DGI Mavic Pro2, we prepare an accurate to-scale map showing boundary lines, setbacks and improvements.


Having a current legal survey will give you the property information you need to know before building your fence. Plan ahead and save the stress and cost of a boundary dispute.

Shore and Road Allowances

As a homeowner, you may want to add a garage, tree, pool or boathouse, believing that your property extends to the shoreline. However, there is often a 20.12 metre (66 ft) strip of land that is actually owned by the municipality with other setback requirements.


Our team of licensed surveyors know the up-to-date zoning and setback requirements. We will accurately prepare a survey of your property showing the boundaries, easements, right-of-ways, and setbacks.

Construction and Grading

We have an extensive background in construction surveys and are experts in surveying topography, existing buildings and underground infrastructure. We'll stake out building corners, site services and gridline layouts to ensure accurate specifications.


Our highly skilled team uses up-to-date technology, including a robotic total station (RTS), 3-D laser scanners and GPS to ensure your project is millimetre accurate.

Topographic

A topographic survey is the first step for architects, engineers, planners and property owners when developing a site.


Using modern technology, we map your land, including drainage courses, trees, slopes, water boundaries, fences, existing buildings, utility locations, access roads, easements, and elevation benchmarks.


Additionally, we're experienced with 'as built' or 'as constructed' surveys, which are done after construction is completed to ensure the project is built according to the specifications and design.
